What gets scored

Every lease is scored across five dimensions. Four of them make up your overall letter grade. The fifth, Negotiation Opportunity, is reported beside the grade because it answers a different question: how much you can realistically change, not how good the lease is.

Risk

Notice deadlines, default terms, what happens if the building is damaged or sold.

Financial Fairness

Rent, escalations, operating costs, guarantees, security deposits.

Renewal Strength

How dependable your renewal option is, and what could make it unusable.

Flexibility

Assignment, subletting, expansion, contraction, early exit.

Negotiation Opportunity

How much room you realistically have to negotiate. Reported separately from the grade.

Agreement to Lease or full lease: it knows the difference

An Agreement to Lease (ATL) is not meant to cover everything a full lease does. Renewal Option grades an ATL only against what an ATL is supposed to contain, so you are never marked down for terms that have not been drafted yet.
