What can I upload?

Agreements to Lease and full commercial leases, as a PDF or Word file. You can also paste the text in directly. The analysis recognizes which kind of document it is reading and grades an Agreement to Lease only against what that document is meant to cover.

How long does an analysis take?

Under a minute for most documents, and up to a few minutes for a very long lease. The intake questions beforehand take about five minutes.

What does my grade mean?

It is a summary of how the lease performs across five commercial dimensions, from A to F. It is not a verdict on whether to sign. Every finding behind it points back to the clause it came from, so the grade is a way into the detail rather than a substitute for it.

Can I compare two leases?

Yes. Group them under Compare deals to see where the agreements differ. Leases are compared with leases, and Agreements to Lease with Agreements to Lease. A mixed group can still be compared on deal terms, but not clause by clause.
